This tract, 40+/- acres, was cruised and appraised for the estate of the previous owner in 2010 (see field topo map attached). With a very nice stand of natural pine timber present, the heirs and new owners clearcut the tract in 2011 (see 2011 aerial attached). The tract was subsequently re-planted in loblolly pine and now contains a very good stand of 13 year old pine that has never been thinned.. The entire tract is in timber production with only remnants of the original skid trails remaining open from the previous timber harvesting operation (see 2011 and 2017 aerial attached). The tract is surrounded on three (3) sides by Weyerhaeuser (many acres on the north, east and west) with similar timber stand composition. The south boundary is a private drive to the residence of a small landowner. In addition to this 40 acres, the state owned Marion County Wildlife Management Area is less than one-quarter (1/4) mile from the west boundary.
