This well planned, diligently managed property is located only 40 minutes from Little Rock, AR and has everything a discerning outdoorsman can want. There is great bass and crappie fishing in the +/- 7 acre clear water reservoir adjacent to water level manageable flooded oak timber duck hunting. This habitat also supports a thriving turkey population. The engineering designed well managed road system provides access to a mature trophy producing whitetail herd. There is roughly +/- 280 acres of flooded timber when full. This land has been expertly managed, with annual levy work being conducted until the water was perfect in the woods. Harvest History:
Duck:
Owner has not recorded and duck logs, but imprinted numbers and low pressure have resulted in consistent great hunts. Owner stated that multiple thousands of mallards were rafted in his timber when he went to pull the water control boards in February. He let them use the woods well into march and slowly released the water as the ducks trickled out.
Deer:
This property has proven to be phenomenal deer hunting, with great genetics and age class present. A combination of great neighbors, selective harvest, and high deer density has resulted in multiple 150 to 160 + inch deer harvested in recent years. The southwest +/- 60 acres serves as the sanctuary with no interior roads within the +/- 60 acres.
Turkey:
The turkey population is thriving up and down Cypress Bayou. Multiple excellent hatches over recent years has allowed for 2-3 toms taken off the property yearly, while still leaving multiple toms to continue breeding.
