An 80 acre property in Kansas has become highly sought after in Kansas. In this part of Neosho County giant whitetail deer are harvested annually. This farm comes with years of proof that it will lend the opportunity to harvest a true Kansas giant buck. Deer bed in the thick cover the sets nearly a half of a mile from any county road on the East edge of the property. A creek and a pond as well as many large trees suitable for stands make up this 10-12 acre oasis. From an agricultural stand point there is value in the existing 50+/- acres of land that is currently being cultivated. The soil is consistent across the entire acreage, which can be a rare find. Many fields will have a variety of soils, that require different management in order to achieve optimum results. Nearly the entire farm is Zaar Silty Clay and it has a 0-1% slope. It is scheduled to be planted to beans this year, however the landowner does not have any active agricultural leases on it at this time. If a farmer/operator was to purchase the property before the start of planting for 2021 they would have immediate control. The property has acreage not in production that maintains the same soil and slope, but has trees or debris on it. There is an opportunity to improve the ratio of acreage that is in production. The fencing around the farm would need attention if the new owner would plan to plant the field to grass and graze the farm. The property lines are hedge rows and there is existing fence in a variety of conditions in places and then other place where there is not any fencing.
