Description

****Seller has recently planted over 6 acres of food plots! Turn key ready for deer season!**** The cross timbers section of Southeast Kansas has long been known for offering trophy hunting opportunities. This property located in rural Chautauqua County offers a diversity that is a prime example of what the best of the area can offer.
Consisting of 231+/-total acres this recreational paradise has been set up and managed with trophy hunting opportunities in mind. The approximately 13 acres of tillable class I and II silt loam soils that are found on the property are currently being cash rented by a neighboring farmer and along with the other large agricultural fields found on the neighboring properties,
help support the high deer density that the area is known for. To help diversify and provide a year round food source there are an additional 6+acres of tillable bottom ground that can be used for food plots. Protected and hidden from the road by the timber-lined Fly Creek that runs through the property, these food plots should provide an ideal staging area nestled between the destination Ag fields and the thick timbered hillside. As an additional food source and attractant, the property is currently equipped with 2 large corn feeders that will remain with the property.
Along with Fly Creek, there are multiple other small drainages that run throughout the property. With large changes in elevation these drainages provide natural funnels and pinch points as wildlife look to cross them at the points of least resistance.
Diverse heavy timber can be found throughout the property including coniferous and softwood trees such as Red Cedar and Sycamore along with multiple hardwoods including both Red and White Oaks as well as Walnut.
The combination of mature timber and the large stands of native warm season grasses such as big and little bluestem, switchgrass, and Indian grass make for multiple ideal bedding locations throughout the property. This pasture area also makes for an excellent rifle or muzzleloader hunting opportunity as any traveling or rutting bucks that want to move from bedding area to bedding area have to expose themselves as they cut across the top of the hill.
In addition to Whitetail deer, the property will also offer hunting opportunities for turkey. Especially fond of the bottom ground along Fly Creek, the turkeys are known to both winter flock as well as mating flock on the property. Multiple known roosting areas are located on the property, and with the vegetation kept in check, the food plot areas are known strut zones.
As another source of water, the property also contains a large pond on top of the hill that is over an acre in size. The pond already attracts large numbers of waterfowl, but could also easily be enhanced to increase those numbers. Multiple large watershed lakes are found on the neighboring properties which will only help to increase the number of waterfowl using the area.
Although somewhat shallow, the pond also offers freshwater fishing opportunities, especially for largemouth bass.
Located just 10 miles from Sedan, KS, the property has minimal public road frontage making for a secluded property, however, there is an internal road system that allows for quick access throughout.
Property will qualify for 2 Nonresident Landowner Whitetail tags. Perimeter fencing is good to nonexistent in places. All mineral rights, and oil and gas rights are assumed to be in tact and will transfer.
