Description

Conveniently located along Highway I-35 on the border between Coffey and Osage Counties. This farm is an easy commute from several of Kansas largest cities as well as airports. The exit from the Interstate is 1.75 miles from the entrance of the farm. Cutting down on travel time as well as long drives on the dusty county roads. Electricity runs along the North boundary of the property and a pole plus an old electric meter(not functional) is on site. Osage County Rural Water District #4 services the area that this farm is located in. According to the map there are rural water lines to the North and East of the property. Melvern Lake is very accessible to this property as its location is only 10 miles to the Northwest. There are picturesque places to build your forever home along with locations for a cabin that would not affect the travel patterns of the wildlife!

There is not a mystery as to the quality and quantity of deer roaming these woods. A trail camera survey has been conducted. Results from that survey are evident in the pictures attached to the listing. There is a great buck to doe ratio, there are multiple mature bucks, there is a high deer density, and cell cameras work flawlessly on this acreage. Along the Western border and South of the small pond with cattails produced great pictures on a trail with scrapes and rubs. Several natural openings in the thick cover made for secluded feed sites and these cameras produced top notch deer photos as well.

The Northwest corner of the farm is mile from Rock Creek and there is miles of excellent wildlife habitat running North and South. Turkeys have been captured on trail camera and are sure to be spotted in the hidden fields throughout the farm. These same fields have a setting for food plots that would rival any magazine cover. There are currently fields of 2.2 acres, 3.75 acres, 1.25 acres, and 1 acre that are nearly surrounded by brush or tree rows. Several different varieties of food plot seed can be planted to hold the deer year round. There are many more opportunities to shape this farm. A skid steer with a mulcher would turn the driver into an artist and this farm their canvas. Cover is the hardest element of a whitetail farm to develop. It is here and ready to be manipulated to create a whitetail haven. Opening more small food plot locations and carving trails through the cedars will have the deer using the farm by your design!

There is diversity in the brush and timber across the farm. The drone photography shows pockets of hardwoods and cedar thickets. Many species of trees are identifiable including standing Walnut timber, Hackberry, and Hedge. This variety creates opportunities to implement nearly any ambush a hunter can dream of. Ground blinds are easy to hide in the cedar thicket and tree stands can be placed in the mature trees. There is an attractive inside corner that would be an exceptional location for a tower stand to accommodate archery and rifle hunting. The food plot locations would also set up nicely for elevated box blinds.

Soil maps indicate that there is a potential for some of the acreage to be turned into farm ground. Preliminary research is being done to establish the pros and cons of doing that. There are exterior fences and there has been a livestock grazing lease in the past. The tenant is interested in working with the new owner and willing to work around the hunting seasons. There are 4 ponds and one has an automatic waterer installed. A loafing shed is located near the main entrance on East 333rd Road on the North side of the property.
