VEGETATION: The property's primary vegetation is white oak, with a mix of hickory, walnut,
pecan, red oak, and ash.

TERRAIN: 1160' to 1000' elevation. There is a tremendous amount of topographical changes in
the property with rolling hills and vallies.

SOILS: Lindy Loam and Clay Loam soils are prevalent on the property.

If you want a high fenced ranch, Oklahoma is THE place to do it. Their system of governing high fence operations is very straight forward and simple, and you can hunt year round!

This 600 +/- acre ranch was originally high fenced in approximately 2008, and has excellent topographical diversity and a LOT of water. Inside the 30 acre breeding pen, there are 20 introduced does and 10 HIGH END, introduced bucks, as well as about 25+/- of their offspring. Outside of the breeding pen, there are 12 native does and 15 native bucks, as well as a cow elk and additional ear tagged introduced deer. Details on the blood lines of all of the introduced deer are available.

The fence is 8' tall with dig-proof wire under ground. There are no hogs inside the high fence. A government trapper works to insure that any predators that find their way inside the high fence, are quickly eliminated. All places where water crosses the fence, have culverts with wire covers, so there is no worry of water gaps hanging open and deer escaping.

The 6.5 acre lake is extremely healthy, with a great population of Florida Bass, Red Ear Pearch, and Channel Catfish. Great water clarity and a water level that varies very little throughout the year. The lake is fed by two creeks with multiple springs. The lake has tons of shoreline and character and is a winter haven to ducks of the central flyway.

Over looking the lake is a park like setting of mature oak and pecan trees. A water well and electrical meter provide the utilities to two identical travel trailers for overnight stays, as well as a shed for protection of ATV's, mowers, etc. This is a phenomenal place to build a lodge or house.
